What can Flair Facilities do for your property?

As specialists in the commercial HVAC sector with decades of experience, Flair Facilities have a great level of expertise in regards to ongoing maintenance contracts and block management. Over the years our HVAC engineers have handled properties of all shapes and sizes, ranging from small flat conversions and warehouses all the way up to multiple high rise apartment blocks, office blocks and hotel chains. We can install, repair and maintain any type of HVAC system, including but not limited to: boilers, heat pumps, warm air heating, air conditioning, chillers and radiant heating. These solutions can then be combined or scaled to any output your properties may require by implementing different equipment and formats, such as: a cascade system which allow or boiler systems to reach sizes of 1.5mW and above, a combined boiler and heat pump system or a combined heat pump and air conditioning system.

As every property and HVAC system is different, we offer both a Standard service package and a Major service package. The services detailed inside the major package are bespoke to your plant room and the equipment therein, with the aim to be a comprehensive package that allows your system to be left in the most efficient condition by the time we are complete and also improving the lifespan of your equipment. This allows us to really get under the hood and see whats happening, giving us the ability to provide preemptive and proactive measures and also improve our maintenance options for you moving forwards.

Flair Facilities are completely flexible, as we want each package to be fully comprehensive, reflecting the clients requirements and desires for the service. We always treat each project individually, aiming to create the best bespoke package available for each property that is tailored towards their specific system, property and budget. This is why we offer a standard basic package alongside our major package which can be customised beyond your wildest dreams! When establishing a maintenance contract we will cover every basis and either customise the major packages to entail all the equipment and services you require or alternatively go with our set standard package.

Standard service

Boiler inspection and service- this is a general inspection of your main boiler unit, ensuring everything is in optimal working order, with any essential maintenance conducted and a report on any remedial required.

Inspection and service of all other components- the same treatment as mentioned above, this time on all other equipment e.g. pipework, pumps, gas burners, water storage tanks and more!

Gas safety inspection– A gas safety inspection including a Gas Safe Record, this will also involve a tightness test to check for leaks and broken valves. This allows for your property to remain leased or commercial active.

Basic BMS test- A front end BMS test checking that everything functions as needed, all sensors are operational with the correct flow rates and temperatures being achieved.

Filter / strainer clean- A routine clean of any filters or strainers that are on your system to remove any build up of debris, sludge or anything else that may have entered / formed inside your system.

Top up of inhibitor chemical levels- An inspection of your inhibitor chemical levels and a top up to the correct amount to prevent corrosion from occurring inside the pipework

General clean of plant room and relevant components- A clean and tidy up of your plant room and any components inside to make sure everything is presentable and no debris is present that may possibly enter the system. This is also done to remove any flammable material or material that may cause some form of hazard.

*please bear in mind these are examples of service packages for boiler systems but similar packages can be created for all types of HVAC systems.*

Major service

Everything included in the standard service- This may seem obvious but the major service will include everything inside the standard service and more!

Heating water sample analysis- A heating water sample test detailing the metallurgical, bacterial and chemical makeup of your heating water. This allows us to identify any corrosion within the system, the level of chemicals so that they can be topped up accordingly and any bacteria present in the system so that we can make the water safe to handle.

Legionella water dip test- A test for legionella on your cold water that feeds into your heating and hot water to prevent the spread of unnecessary disease.

Detailed BMS service via the back end- A detailed look into your BMS, going in via the back end to provide detailed reports of the water temperature and pressure at different points within the system via the sensors throughout. Also other things like your pump speeds that may be able to be adjusted to make your system more efficient as a whole.

6 month check up- A check up inspection and service of your boiler and other components to make sure maintenance is upheld and everything is in working order.

Precautionary replacements- Replacement of any components that could potentially suffer wear or have a limited life span as advised by the manufacturer. These are components that may still be in working order but will be preemptively replaced to prevent the possibility of them malfunctioning or suffering wear causing your system to go down  in the future.

Installation & components to consider

Large commercial properties, especially communal spaces (e.g. apartment blocks and office blocks) often require additional components that differ to regular heating systems, some are essential whereas others are optional but we highly recommend considering implementing these into your system to improve efficiency, effectivity and practicality. Dependant on what stage your property is at or the life cycle your HVAC system is at and what you already have in place, you may only need some components or a whole system installed. 

At Flair Facilities we specialise in creating bespoke in-house designed HVAC systems for all sorts of commercial properties, featuring the latest and greatest technology available in the sector which is then installed to the highest of standards by our industry leading engineers with decades of experience. Whether it’s new boiler units to meet increased demand or replacing old corroded pipework, Flair Facilities can always assist with your heating needs but some of the most common components to consider in large commercial properties and communal spaces are:

HIUs

HIUs  are often installed for every apartment or individual occupancy inside a property to make managing the hot water and heating of a building as straight forward and non-disruptive as possible to the leaseholders and tenants throughout. The purpose of these HIU’s is to separate each residence into its own loop, meaning that work can be conducted on any of the secondary circuits without disrupting the heating and hot water output in any other apartment. All HIU’s will in turn be encased in our custom designed HIU containers for a high aesthetic value, showcasing  our eminent attention to detail.

BMS

Another feature installed at pretty much all of our large commercial projects is a state of the art BMS (Building Management System) and gas interlock. A BMS will give us the ability to manage the HVAC system from a singular control panel and even do this remotely via a computer, making life even easier as leaseholders, tenants and the freeholder can be left in peace whilst Flair Facilities ensures a high quality maintenance management service. A gas interlock (when applicable) goes hand in hand with a BMS, working together to establish a high level of safety throughout the building in the circumstance a hazardous event happens on the property. For example if a fire occurs the BMS will correspond with the gas interlock, which will then shut off all the gas to the property to help prevent the fire from spreading or cause an explosion

Metres and billing

When looking at the management of your block you have two options in relation to the billing of gas usage. Flair Facilities always recommend having separate metres installed for each residence as this simplifies the process and allows for each inhabitant to have accurate charges for the heating and hot water they’ve used. The other option is to have one metre installed for the entirety of the property, the billing would then be generated proportionately based off the size of each apartment. We do not recommend this option as it doesn’t provide an accurate measurement of each individual dwellings usage but is more of an expected estimate. Regardless, Flair Facilities will always go with the client’s preference but will always advise on the best course of action.

Your questions about block management answered

How often we attend your properties is entirely up to you! When discussing the management of your property we will tailor a bespoke service plan to directly address your requirements. We can be there once or twice a year or as many times as you want! We will also be available to attend the property in addition to the established service plan whenever an issue occurs or something goes wrong.

We advocate having a communal system as it means there is only one system to maintain and depending on the equipment installed, it can reduce the energy consumption and therefore the carbon footprint of the building. We also recommend HIUs are installed at each residence to allow for works to be carried out in each flat without disrupting the rest of the building.

At Flair Facilities we can manage and maintain all components of your HVAC system; covering everything from your  plant room up to the HIUs for each apartment and any other components e.g. pumps, fans, ducting, ac units, burners, heating appliances, pipework and so on.

Due to communal heating systems having a high volume and workload of the equipment, the boilers and other HVAC appliances are paramount but we also recommend a full service of all other peripheral equipment in the plant room and any other relevant equipment outside the plant room to avoid a drop in services for the residents in the block. Some of the equipment that we recommend servicing is (but not limited to): BMS, pressurisation units, gas booster pumps, other assorted pumps and chlorifiers.
